Scope of Work for 8' x 5' Standard Bathroom Remodeling
Project Overview: This project involves a complete remodel of an 8' x 5' bathroom without altering the existing layout. The goal is to upgrade the bathroom's aesthetics, functionality, and overall comfort while maintaining the current plumbing and electrical configurations.
1. Demolition and Removal:
Existing Fixtures: Remove existing toilet, vanity, sink, faucet, showerhead, bathtub (if applicable), and any other bathroom fixtures.
Wall and Floor Finishes: Carefully remove all wall tiles, floor tiles, baseboards, and any existing backsplash.
Old Accessories: Take down existing mirrors, towel bars, toilet paper holder, and any other accessories.
Debris Disposal: Haul away and dispose of all demolition debris in compliance with local regulations.
2. Plumbing:
Fixture Installation: Install new plumbing fixtures, including a modern toilet, sink, and showerhead/bathtub fixtures. Fixtures will be positioned in the same locations as the existing setup to avoid reconfiguring plumbing lines.
Plumbing Upgrades: Inspect and, if necessary, replace outdated shut-off valves, supply lines, and P-traps with new, high-quality components.
Shower/Tub Valve: Replace the existing shower/tub valve with a new one, compatible with the selected fixtures.
3. Electrical:
Lighting: Replace the existing ceiling light fixture with a new, energy-efficient LED fixture. If applicable, replace or add vanity lighting above the mirror.
Ventilation Fan: Install a new, quiet, and energy-efficient exhaust fan to ensure proper ventilation. The fan will remain in the existing location.
Electrical Outlets and Switches: Replace existing outlets and switches with new, updated versions. Install a GFCI outlet near the vanity for safety.
Heated Flooring (Optional): If desired, install electric radiant heating under the floor tiles.
4. Carpentry:
Vanity and Cabinetry: Install a new vanity and countertop in the same location as the existing unit. Add matching cabinetry or shelving for additional storage, as specified.
Mirror Installation: Install a new mirror above the vanity. Consider a medicine cabinet if additional storage is needed.
Baseboards and Trim: Install new baseboards, door trim, and window trim (if applicable) to match the updated design.
5. Tiling:
Floor Tiling: Install new floor tiles over a properly prepared subfloor. Use waterproofing membranes where necessary to prevent moisture issues.
Wall Tiling: Install new tiles on the shower/tub surround, extending to the ceiling if desired. Optional: Install a decorative tile backsplash behind the vanity.
Grouting and Sealing: Grout all tiles with a mold-resistant grout. Seal grout lines and tiles to protect against moisture and staining.
6. Painting:
Wall Preparation: Patch and repair any drywall damage from demolition. Sand surfaces to ensure a smooth finish.
Priming and Painting: Apply a primer coat, followed by two coats of high-quality, moisture-resistant paint on all walls and ceilings.
7. Fixtures and Accessories:
Toilet Installation: Install a new, water-efficient toilet in the existing location.
Sink and Faucet: Install a new sink and faucet in the vanity, ensuring proper alignment with plumbing.
Shower/Tub Fixtures: Install new showerhead, faucet, and tub spout (if applicable).
Accessories: Install new towel bars, toilet paper holder, robe hooks, and any other specified accessories. Ensure they are securely mounted and properly aligned.
8. Final Touches and Cleanup:
Caulking: Apply silicone caulk around the bathtub/shower, sink, and other necessary joints to prevent water infiltration.
Mirror and Glass Installation: Install any additional mirrors or glass shower doors/panels.
Cleaning: Perform a thorough cleaning of the entire bathroom, ensuring all surfaces are free of dust, debris, and fingerprints.
Inspection: Conduct a final inspection to ensure all work meets quality standards and client specifications.
9. Project Completion:
Client Walkthrough: Perform a walkthrough with the client to review the completed work and address any concerns.
Final Adjustments: Make any necessary adjustments based on the client’s feedback during the walkthrough.
Warranty and Documentation: Provide the client with warranty information for all installed products and documentation of the work performed.
This scope of work outlines each step of the remodeling process while ensuring that the layout remains unchanged. It includes demolition, installation, and finishing touches to create a refreshed, functional, and stylish bathroom.
