Full tear-off
Old shingles and every nail come off down to the bare deck. We don't shingle over an existing layer, because you can't inspect what you can't see and the second layer traps heat that shortens the life of the new one.
Deck repair
Soft or rotted sheathing gets replaced before anything new goes down. Priced per sheet and shown to you on the quote, so a rotten deck is a known number instead of a surprise invoice.
Priced per sheetIce & water shield
Self-adhered membrane along every eave, in every valley and around every penetration. This is where Maryland roofs actually fail - not in the field, at the edges.
Where roofs failSynthetic underlayment
Replaces felt across the whole deck. It doesn't tear when a boot catches it and it doesn't wrinkle when it gets damp before the shingles go on.
Architectural shingles
30 to 50-year rated laminated shingles, six nails per shingle, nailed in the manufacturer's nail zone. Your color, your call, and we bring physical samples to the house.
Balanced ventilation
Ridge vent plus adequate soffit intake, sized to the attic. Exhaust without intake is worse than no vent at all - it pulls conditioned air out of your house instead of moving attic air.
Sized to your atticNew flashing
Step, counter, pipe boots, chimney and skylight flashing replaced, not reused. Old flashing bent back into place is the single most common leak we get called out to fix.
Cleanup twice
Magnetic sweep of the whole property, driveway and lawn - once mid-job and once at the end. Tarps over landscaping before the first shingle comes off.
Shingle and metal options
Roofing prices are usually quoted per square, which is 100 square feet of roof. An average Maryland single-family roof is 20 to 35 squares. Here is what the realistic choices look like, installed, on a straightforward roof.

Free roof inspection
We get on the roof, into the attic where there's access, and photograph what we find. You see the photos whether or not you hire us. About 45 minutes.
Fixed written quote
Measured squares, chosen shingle, deck replacement priced per sheet, ventilation spec, flashing scope. Line by line, so you can compare it honestly against anyone else's.
Permit and materials
We pull the county permit where required and stage materials. You get a start date you can plan the week around, not a range.
Tear-off and dry-in
Landscaping tarped, old roof off, deck inspected and repaired, ice-and-water and underlayment down. The house is watertight the same day - we don't leave a deck open overnight.
Shingles, flashing, vent
New flashing, shingles, ridge vent. Most single-family roofs are one to two days on site from tear-off to finish.
Walkthrough and warranty
We walk the property together, run the magnet again, and hand you the 10-year workmanship warranty plus your registered manufacturer coverage.
Most full roof replacements in our area land between $9,000 and $28,000, driven mostly by square footage, pitch and how many layers have to come off. Repairs and single-slope work start well below that.
Your quote is a fixed written price, not an hourly estimate. It does not move unless you change the scope in writing.
What moves the number
Size and pitch
Squares drive the material cost; pitch drives the labor. Anything over an 8/12 needs staging and roughly doubles the time on the roof.
Layers to remove
One layer is normal. Two or three means more labor, more dumpster and sometimes a structural look at what the deck has been carrying.
Deck condition
You only find out once the shingles are off. We quote it per sheet in advance so it's arithmetic on the day, not a negotiation.
Penetrations
Chimneys, skylights, dormers and multiple valleys are where the labor and the flashing cost lives. A simple gable roof is cheap; a cut-up roof is not.

Ten years, in writing
You get the warranty on paper at the final walkthrough, with the scope it covers spelled out. No verbal promises, nothing that expires when a salesman leaves.
It is why we take whole jobs
A warranty only means something when one company controlled the whole assembly. If half the work was somebody else's, nobody can honestly stand behind the result - so we don't split scopes.
The reserve is inside the price
Money for warranty callbacks is built into every quote before you see it. A contractor priced so thin that a callback hurts is a contractor who will argue with you in year three.
Manufacturer coverage on top
Materials carry their own manufacturer warranty, and we register it in your name where the manufacturer requires it. Two separate protections, not one.
Licensed and insured
MHIC #108556, general liability and workers' comp current. Certificates go to you before we start, not after you ask.

How long does a roof replacement take?
Most single-family homes are one to two days on site once we start. Larger or steeper roofs, or ones needing significant deck replacement, run three to four. We never leave a deck exposed overnight.
Do you shingle over the old roof?
No. Every job is a full tear-off. Layering hides deck damage you'd want to know about, adds weight, and traps heat that shortens the new shingles' life.
Do you handle insurance claims?
We document the damage thoroughly with photographs and we'll meet your adjuster on site. We don't file the claim on your behalf and we don't work on a contingency-of-claim basis - that arrangement is where a lot of homeowners get hurt.
What if you find rotted plywood?
We show it to you and photograph it. Replacement is priced per sheet on your original quote, so it's a known unit cost rather than a surprise. Most roofs need somewhere between zero and six sheets.
Should I do gutters at the same time?
If they're near the end of their life, yes. The crew and the access are already there, and doing it in the same trip is noticeably cheaper than a separate mobilization later.
Do I need a permit?
In most Maryland counties a roof replacement requires a permit, and we pull it. You never file paperwork for our work.
What about my landscaping and driveway?
Beds and shrubs get tarped before the first shingle comes off, and we magnet-sweep the drive and lawn twice. Nails in tires are the most common complaint about roofers and it's completely preventable.
What does the warranty cover?
Ten years on our workmanship, in writing. Materials carry their own manufacturer warranty, which we register in your name where the manufacturer requires registration for full coverage.
